The market around a home

All of it comes from live listings in your area, the same numbers the selling page shows a seller, with the same caveat: asking prices, and only asking prices.

What the neighbours are asking

Live asking prices for homes of the same kind around you: how many there are, the middle one, and the lowest to highest across the whole set. Not estimates, actual listings.

How long they have been waiting

The median days on the market across what is listed right now, which is the clearest public sign of what a street will actually pay.

And for a size you give us, a range

Tell us the square footage and we work out what a square foot is asking around you, apply it to your size, and show the homes we compared against.

What we cannot

The three things we will not pretend to know

An estimate that reads like fact is worse than no estimate, because somebody will price a home with it. So here is where our knowledge stops.

  • What your home is worth. Our feed publishes asking prices, not sold prices, and asking is not the same as getting.
  • What condition, upgrades or a corner plot add. A range from asking prices cannot see your kitchen.
  • Whether now is the right time to sell. That is a decision about your life, and we are not going to pretend it is a calculation.

We have no valuation to send you, so instead we watch the market for you: save the streets and the kind of home you care about, and we tell you what changes.

    Saving the search keeps the questions rather than the results, so it replays against live listings every time you open it.

    New matches near you, price drops, and what has moved since you last looked, all waiting in your alerts.

Buying, selling, or neither, the watch works the same way. A saved search is not a promise about what your home is worth; it is the market answering a question you asked, again, every day.
